As a Maintenance Operative for our AASC team in Sandwell, you will play a critical, hands-on role in making sure the properties we manage are safe, fully functional, and meet strict service standards. Operating across a designated property portfolio, your work will directly impact residents' day-to-day living conditions by ensuring every building satisfies Home Office compliance and safety regulations.
This is a dynamic, community-centered role where your technical skills and proactive problem-solving help maintain safe, welcoming environments.
General Maintenance: Provide general building maintenance services across a defined regional property portfolio.
Fault Management: Report and close maintenance faults efficiently using the AORA IT system to keep property records accurate.
Compliance & Standards: Ensure properties remain free from building defects, meeting high Home Office contract benchmarks.
Subcontractor Coordination: Liaise seamlessly with approved subcontractors, overseeing site access, quality standards, and audit checks.
Specialist Testing & Trades: Undertake annual Portable Appliance Tests (PAT) across portfolio properties and deliver specialist trade duties alongside peer support.
Grounds & Materials: Carry out routine garden maintenance, furniture repairs, materials management using approved suppliers, and responsible waste/recycling removal.
KPI & Team Collaboration: Complete KPI-driven tasks ahead of schedule, prioritize urgent repairs, and work closely with Housing Officers.
We are looking for a reliable, practically skilled professional with a strong understanding of health and safety principles and an independent, problem-solving mindset.
Professional Experience: Proven experience in general building maintenance or a relevant trade background.
Safety & Standards: Solid knowledge of health and safety principles and safe working practices.
Core Competencies: Strong time management, effective task prioritisation, and robust communication skills for stakeholder collaboration.
Mobility: A valid UK driving licence and a willingness to travel across the region.
Vetting Requirements: This role requires Baseline Personnel Security Standard (BPSS) clearance (verifying identity, nationality, employment history, and criminal record), alongside potential requirements for formal Security Clearance (such as CTC or SC) depending on specific operational environments. Successful completion of an Occupational Health Questionnaire is also required.
