Position: Maintenance Operative
Location: The Kensington Care Home, 40-46 Ladbroke Road, Kensington, London, W11 3PH
Salary: £14.10 - £17.30 per hour (dependent on experience and qualifications)
Contract Type: Permanent | Full-Time (40 hours per week, with potential regional support requirements within a 1-hour radius)

As a Maintenance Operative, your primary responsibility will be ensuring that our facilities remain fully functional, safe, and beautifully maintained. You will manage building upkeep and equipment effectively while complying with Bupa Standard Operating Procedures, legislation, and industry best practices.
Key Responsibilities:
Ensure all health, safety, and compliance checks (including fire safety, Legionella, and environmental health standards) are carried out using digital compliance management systems.
Action and close maintenance tasks highlighted on Bupa software, maintaining high standards of internal decoration and first impressions.
Complete necessary repairs, painting, and general maintenance in a timely, cost-effective manner.
Report defects, obtain quotes, manage approved contractors, and oversee elements of any local refurbishment or capital expenditure programmes.
Maintain and securely store tools and equipment, and assist with staff inductions regarding fire safety, emergency exits, and evacuation procedures.
A recognized building, electrical, or plumbing qualification (City & Guilds, BTEC, ONC, HNC, etc.) OR a minimum of 3 years of hands-on property maintenance and repair experience.
A good understanding of building services (heating, water distribution, ventilation, electrical systems, and plumbing) and fabric maintenance.
Practical experience with planned maintenance systems, digital record-keeping, and statutory compliance.
A full UK driving licence and computer literacy, with strong customer service and communication skills.
