As a Maintenance Operative for the AASC contract in Wigan, you will report to the Field Operations Manager and provide general property maintenance services across a designated patch of properties.
Your day-to-day work will directly impact housing standards, ensuring all properties meet rigorous compliance criteria, safety regulations, and contract requirements through effective fault management, repairs, and preventative upkeep.
Property Maintenance: Deliver general maintenance services across your designated property portfolio, reporting and closing faults efficiently using the AORA IT system.
Health & Safety Compliance: Ensure building standards protect all property users. Check relevant property reports (e.g., asbestos, dangerous persons, structural records) before undertaking work and strictly adhere to Risk Assessments and Method Statements (RAMS).
Inventory & Materials: Repair or replace Serco-supplied furniture to comply with contract standards. Purchase materials and PPE exclusively from approved suppliers, maintaining accurate receipts.
Waste Management: Remove all waste generated from works, ensuring proper disposal in licensed areas and recycling where possible.
Garden Maintenance: Undertake routine garden maintenance duties for properties defined under your remit.
Scheduling & KPIs: Ensure all allocated KPI tasks and scheduled maintenance (such as annual HHSRS or PAT tests) are completed in advance of deadlines.
We are seeking a practical, reliable individual with a strong background in general DIY and property upkeep, combined with a customer-focused attitude and a flexible approach to patch work.
Experience: Practical experience in general DIY and basic maintenance tasks.
Driving Licence: A valid UK driving licence is essential, along with a willingness and ability to travel within your region (and occasionally across the UK).
