Location: Manor Court Care Home, Britten Drive, North Road, Southall, UB1 2SH
Salary: £13.55 to £16.61 per hour (dependent on experience)
Contract Type: Permanent | Part-Time (14 hours per week: Week One: Thursday & Friday, 09:00–16:30; Week Two: Saturday & Sunday, with some on-call responsibilities)

About the Role
As a Maintenance Operative at the well-regarded Manor Court Care Home, you will play a vital role in ensuring our facilities remain fully functional, safe, and welcoming. Your expertise in property upkeep and compliance will directly support our residents, ensuring our environment meets Bupa's high cultural and brand standards.
Key Responsibilities:
Carry out health and safety compliance checks using digital management tools in line with Bupa's Standard Operating Procedures.
Complete general maintenance and repair tasks to a high standard, ensuring value for money and a pristine first impression.
Ensure safety and cleanliness meet Environmental Health, Fire Authority, Legionella risk assessment, and Health & Safety regulations.
Report defects, manage quotes using approved contractors, and handle elements of refurbishment or capex programmes.
Maintain safe storage of tools and equipment, assist with staff fire safety inductions, and provide occasional regional support to local care homes within a 1-hour radius if required.
What We Are Looking For
A building, electrical, or plumbing qualification (City & Guilds, BTEC, ONC, HNC, etc.) OR a minimum of 3 years' hands-on experience in property maintenance and general repairs.
Good understanding of building services (heating, water distribution, ventilation, electrical, and plumbing) and fabric maintenance.
Practical experience with planned maintenance systems, record keeping, and statutory compliance.
A full UK driving licence and computer literacy.
Strong customer service skills, flexibility, and a practical background in painting and decorating.
